The location is very good. There are many benchmarks around the hotel, and here have many shoppes, facilities, and restaurants. Also, I was easily able to make some running courses.
All the staff are kind and handle things quickly. If there is something you need help with, just ask them or leave a note at the board by the door. If it’s something they can do, they’ll do it kindly.

Air conditioning doesn’t work and promised amenities weren’t available
While the location is incredibly convenient, I wouldn’t stay at this hotel (or other Lyf hotels) in the future.
I specifically booked this hotel because I wanted access to a kitchen space. The photos of the shared cooking space did not reflect the actual kitchen at this location. (Not even close) And unfortunately when I arrived there was a sign saying that the kitchen would be closed for renovations for the entirety of my week-long stay. This was not communicated ahead of time.
The air conditioner is limited, and the room remained hot. The air conditioner doesn’t allow you to set the temperature below 20°. And even with that, the temperature of the room remained around 24°. I was given a fan when requested. But they did refuse to allow the air conditioner to go any colder, insisting that this was an appropriate temperature.
Some reviews said the breakfast was too busy, but I didn’t find that to be the case.
The onsite laundry facilities were busy most of the day. Only 4 washers and 4 dryers. If somebody didn’t come back in time to pick up their dryer (as often happened), it created a traffic jam for laundry.
The best part of the stay was using the underground tunnel to the MRT station. Very convenient.

Hotel is clean and cozy. There is renovation during my stay.the notice said from 11am, however it happened 7am. It is absolutely annoying drilling noice. Also, it is Sunday! Reported to front desk and they have help on it and told me late check out at 5pm. Well , I have my schedule and will not take it offers. It is really disappointed. Beside this, others service is good.

Location is terrific, hotel is ok
It’s an interesting hotel concept. It is sort of a cross between a hostel/dorm and a hotel. The advantages: centrally located in a shopping mall that includes a grocery store, easy, transportation links, many cultural institutions just a short walk away, rooms are clean and thoughtfully laid out. Cons: breakfast is somewhat mediocre, luggage storage simply means leaving your luggage in an open space rather than in any kind of locked room (this is of course Singapore so it’s safe, but travelers come from anywhere and I was quite reluctant to leave my things under those conditions), the layout of the hotel basically requires you to close your window shades so as not to expose yourself to others)

We recently stayed at lyf Funan Singapore and had a solid stay overall, though a few head-scratching policy choices and minor letdowns kept it from being a truly great experience.
Design & Vibe
The hotel’s design is easily its strongest selling point. It has a fantastic industrial-chic aesthetic—raw concrete, exposed piping, and vibrant pop-art accents that give the whole co-living space a young, trendy energy. It strikes a great balance between looking like a modern industrial warehouse and actually feeling functional, with smart layout choices in the communal areas like the shared kitchen and social lounge.
Location & Convenience
You really can’t beat the location. Being directly connected to Funan Mall is an incredible perk—you just take the lift down to access dozens of food options, coffee shops, a supermarket, and retail. Plus, you’re within easy walking distance to City Hall MRT, Clarke Quay, and Marina Bay, making it effortless to navigate Singapore without spending a fortune on rideshares.
Where It Falls Short
The Wi-Fi Policy: The biggest frustration by far was the restrictive Wi-Fi network. The hotel limits access to only one device per room connection. In this day and age—especially in a co-living hotel designed with digital nomads and tech-savvy travelers in mind—having to constantly disconnect a laptop just to use a smartphone or tablet is completely absurd.
Breakfast: The complimentary morning spread left a lot to be desired. It is extremely carb-heavy (think basic bread, pastries, and noodles) with very few protein choices, and if you’re hoping for a classic breakfast staple like crispy bacon, you’ll be disappointed—there was none in sight. It's fine for a quick bite on the go, but don't expect a satisfying hot meal.
Final Verdict
It’s a cool, stylish property in a prime Singapore location with unmatched convenience. If you can look past the frustrating Wi-Fi limitations and plan to grab breakfast at one of the incredible cafes downstairs in the mall instead, you’ll have a pleasant stay.
